OC Relocation Guide / Central OC

Central Orange County Relocation Guide

The job hub of OC, with top schools, shopping, and the Newport coast.

Welcome to Central OC

Central OC is where much of the county works, shops, and goes to school. It has newer planned neighborhoods, highly rated schools, major employers, and quick access to the coast at Newport and Huntington Beach. If a shorter commute matters to you, this is usually where we start.

Great fit for

Covers: Irvine, Tustin, Santa Ana, Costa Mesa, Newport Beach, Huntington Beach, Fountain Valley

Cities & Neighborhoods

With a local's tip for each one.

Irvine

One of the largest master-planned cities in the U.S. It's home to UC Irvine, the Irvine Spectrum, and many of OC's largest employers, with highly rated public schools and a reputation for safety. Each "village" has its own parks, pools, and shopping.

Local tip: Newer villages commonly have Mello-Roos and HOA fees. I'll help you compare the total monthly cost, not just the price.

Newport Beach

Balboa Island, the Peninsula, Corona del Mar, and Newport Coast. A big harbor, world-class dining and shopping at Fashion Island, and some of the highest-end real estate in the country.

Local tip: Each part of Newport has a different personality. We should tour a few before you decide.

Costa Mesa

The "City of the Arts," with South Coast Plaza, the Segerstrom Center for the Arts, and a creative food scene. A central location minutes from the beach, the airport, and Irvine.

Local tip: The Eastside and Mesa Verde neighborhoods are local favorites for their location and character.

Huntington Beach

"Surf City USA," with miles of wide sandy beaches, the pier, and a wide range of neighborhoods. It's a quicker drive to Long Beach and LA than South County.

Local tip: Neighborhoods close to the water feel very different from inland HB, so location within the city matters.

Tustin

A mix of historic Old Town Tustin and newer neighborhoods like Tustin Legacy and Tustin Ranch. Central, convenient, and close to Irvine.

Local tip: Tustin often gives you Irvine-adjacent convenience at a different price point.

Santa Ana

The county seat, with a historic downtown, an arts district, and diverse dining. Neighborhoods range from historic homes in areas like Floral Park to more affordable entry-level options.

Local tip: The historic districts have beautiful older homes with a lot of character.

Fountain Valley

A quiet, family-friendly city known for Mile Square Regional Park and a central location between the beach and the job centers.

Local tip: A great option for families who want a classic suburban feel close to the coast.

Schools

Central OC includes Irvine Unified, Newport-Mesa Unified (Newport Beach and Costa Mesa), Tustin Unified, Santa Ana Unified, and the Huntington Beach and Fountain Valley elementary districts that feed into Huntington Beach Union High School District.

Boundaries don't always follow city lines, so always confirm the assigned schools for a specific address with the district before you buy.

Getting Around

  • The I-405, I-5, and 55 meet in Central OC, and the 73 toll road runs toward the coast.
  • John Wayne Airport (SNA) is right in the middle of it all, often 10–20 minutes away.
  • Metrolink and Amtrak stop at the Irvine and Santa Ana stations, and Tustin has a Metrolink station.

Good to Know

  • Most of Central OC is served by SCE for electricity.
  • Newer Irvine and Tustin neighborhoods often have Mello-Roos and HOA dues.
  • Coastal areas near the beach can have flood-zone considerations, so check before you buy.

Local Favorites

  • Sunset at Corona del Mar State Beach
  • A walk around Balboa Island
  • A show at the Segerstrom Center for the Arts
  • Shopping at South Coast Plaza
  • Bike rides around Mile Square Park
